Booking Information
Terms and Conditions
Arrival Time -  Your holiday accomodation is available from 3pm on your arrival day. You will be notified prior to your arrival date on how to collect the keys for the property and if required, directions to the flat.
Departure Time We ask guests that the flat be vacated by 10 am on the day of departure. (Later check out times can be arranged if there is no other booking for that day)
Deposit - £100  non-refundable deposit is required to secure your reservation. We require this amount within 14 days of making the booking. Written confirmation of the booking will be provided.
Balance of Payment  - This will be due 6 weeks before the start of your holiday. If it is not paid in full, we reserve the right to re-let the accommodation. If you are making a booking within the 6 week time frame, then we would require the full amount when booking.
Changes and Cancellations  - Changes to booking dates, provided there is an alternative available, can be made up to 6 weeks prior without charge but subject to adjustment for the prevailing tariff.
Cancellations made after a booking has been accepted will incur the loss of the deposit. Cancellations made after final payments have been made will be rebated as follows:
29-42 days          50%
15-28 days          25%
1-14 days             10%
Arrival or later     0%
If, for any reason, we have to cancel your booking, you will receive a full refund.
We would advise guests to take out appropriate holiday cancellation insurance.
Damage to Property  - We do not ask for a damage deposit but we would ask that guests treat our home with respect. We know that accidents can happen and would appreciate being informed of any damages when you leave. If there are any costs to repairing/cleaning/replacing items in the flat, we will notify you and expect to be reimbursed.
What's included  - All bed linen, towels, travel cot bedding, central heating and electricity. Free Wi-Fi internet access. Sky TV. Radio/CD player, Speaker for Mobile phone/ipad.
(For stays of more than one week, bedding/towels will be changed on day 8, 15 etc.)
Occupancy  - The flat can accomodate 9 people  with an extra 2 in a sofa bed in the lounge. There is also a travel cot for babies. The property must not exceed the maximum advertised occupancy.
We operate a No Smoking policy in the flat.  There is a small courtyard at the back of the property which can be used.
Sorry no pets
The flat is unsuitable for anyone with a physical disability as it is situated
on the first floor and also has a flight of internal stairs.
